What is a Home Inspection
A Superior Home Inspection provides you, our client, with a written/electronic report that contains objective information regarding the condition of the home at the time of the inspection.
The information is obtained by inspecting the readily accessible, visually observable systems and components of the home including, but not limited to the:
- Structural Components
- Grading
- Exterior
- Roofing
- Plumbing
- Electrical
- Heating
- Air Conditioning
- Interiors
- Insulation and Ventilation
- Fireplaces and Fuel Burning Appliances
We do climb onto the roof when safe and conditions permit
We do enter crawlspaces and attics when safe and accessible (see below for more on accessibility)
Preparing for the Home Inspection
We strive to provide our clients with a thorough home inspection report. In order for us to accomplish this, we need to be able to access and observe the aforementioned systems and components. If we cannot access and observe it, we cannot inspect it.
Most realtors know this, and inform the seller in advance to prepare for our arrival.
Regardless, we still recommend for our clients to request that the following conditions are provided by the seller.
Accessibility to:
- Furnace/boiler
- Electrical panel and sub-panel(s)
- Hot water tank
- Attic access- if in closet, clear any obstructions (clothes, rod, storage, etc.)
- Crawl space- make sure entrance is open and not obstructed
- Locked areas- leave keys (garages, electrical panels, etc.)
Appliances- Remove contents of appliances if they will be included in purchase. Pans from oven, dishware from dishwasher, clothes from laundry.
Pets- We love pets but ask that they are contained or off-site during the inspection
Repair/maintenance records- It is helpful and beneficial to have these records availabile
Utilities- Make sure gas, water, and electric are turned on and pilot lights are lit
